The new year is upon us, and with it, our anticipation builds for what promises to be one of the buzziest years on record for luxury hotel openings. We can’t wait to get back to favorite spots – Hawaii, Italy, and London among them – and to head to destinations less explored. 

We’ve scoured the news from big brands and boutique purveyors alike to bring you a quick hit list of our 23 favorite hotels to watch for in 2023.

United States

Kona Village, A Rosewood Resort (Kohala Coast, Big Island of Hawaii, Summer 2023)

As far back as the 1950s, Kona Village has been an iconic name on the Big Island’s coveted Kohala Coast. Returning after a long hiatus (the property was damaged extensively during a 2011 tsunami), the resort has been re-imagined as a 150-hale resort, with each accommodation being its own private bungalow. Expect five restaurants and bars, including Shipwreck and Talk Story, two of the most loved outlets from the original.

Buzzy boutique luxury brand Auberge is on a roll this year with its acquisitions and openings. Coming this spring, The Inn at Mattei’s Tavern in Los Olivos, California, is a well-done re-imagining of a property with roots dating back to the 1800s gold rush when it was a tavern with a stagecoach stop. When it reopens, expect 67 guest rooms, cottages, a spa, and more, all set in a tranquil olive grove. 

1 Hotel Hanalei Bay (Kauai, Hawaii, Spring 2023)

Sustainable luxury is the name of the game at 1 Hotels’ first Hawaiian outpost, coming to Kauai this spring. Much needed to elevate the properties currently available on-island, this 252-room resort will be carbon neutral and promises gorgeous views of the Makana Mountains and sea beyond. 

Vineta- Palm Beach (Palm Beach, Florida, Late 2023) 

Oetker Collection, the name behind famed hotels like Hotel du Cap-Eden-Roc and Le Bristol will open its first US-based property this winter. The Vineta, two blocks off of Worth Avenue (formerly The Chesterfield), promises 41 guest rooms in a landmark Mediterranean Revival building, a buzzy courtyard restaurant, and a recreated “Leopard Lounge,” a Palm Beach institution.

MEXICO

Banyan Tree Valle De Guadalupe Resort, Spa and Winery

Banyan Tree Valle de Guadalupe Resort, Spa and Winery (Baja California, Late Fall 2023)  

Banyan Tree makes it debut in Baja California this fall, with new sub-brand, Veya, focused on wellness. The brand (which already boasts strong spa ties) already has one property live in Phuket, Thailand. Boasting 30 villas, a winemaking room, and private pools in every room, this property promises a perfect blend of retreat-style luxury and indulgence.

Casa Chablé, Sian Ka’an, Mexico (Riviera Maya, November 2023)

Perched on a small private island just south of Tulum, the new Casa Chable will join its two sister properties later this fall. More intimate than the others, this 10-room property is perfect for a group getaway or full buyout and promises the perfect blend of wellness and party, with an outdoor yoga and meditation space, an oceanfront wellness center, and a rooftop bar. 


The St. Regis Kanai Resort (Riviera Maya, February 2023) 

Marriott Bonvoy lovers, Rejoice. Sustainable luxury is the name of the game at the new St. Regis Kanai, which promises high design and modern flair for its 125 guest rooms and 32 private pool villas. A mass of white concrete and semi-transparent crystal, the sleek hotel is in stark contrast to others in the area. 

Belmond Maroma (Riviera Maya, May 2023) 

OK, this one is a bit of a cheat. Technically Maroma is not a new resort, but rather a much-anticipated re-opening after a several-year closure for this iconic Belmond resort (now owned by LVMH) on the Riviera Maya of Mexico. New highlights include 10 waterfront suites, a Guerlain spa, and a new focus on culinary experiences, with 90% of its ingredients sourced from Mexico and nearly half from the Yucatán peninsula.

Six Senses La Sagesse, Grenada

CARIBBEAN

Six Senses La Sagesse (Grenada, Late 2023)

The Spice Isle of Grenada will open the first Six Senses resort in the Caribbean, boasting under 60 rooms and large residences (available for full ownership). A completely sustainable resort, the one-story buildings are connected by roads made of ingredients from nutmeg shells and cocoa skin, with no building taller than a palm tree. In addition to a top-notch spa, the resort promises a holistic anti-aging center as well.

UK / Europe

Mandarin Oriental Costa Navarino (Greece, Early Summer 2023)

Mandarin brings their first property to buzzy Greece this summer with Costa Navarino, on the southwest Peloponnese coast. The intimate hotel is geared towards relaxation, boasting just 48 pool villas and 51 rooms, perfect for a leisurely summer escape.

Mandarin Oriental Mayfair  (London, Spring 2023)

Speaking of Mandarin, the brand is adding on to its London portfolio with a much-anticipated opening in Mayfair this spring on the famed Hanover Square. A more boutique expression, the hotel will offer just 50 guestrooms and 78 private residences, as well as the first UK outpost for Akira Back, a Korean-born, US-raised pro snowboarder turned Michelin-starred chef. 

Rosewood Schloss Fuschl, Austria

100 Princes Street (Edinburgh, Spring 2023)

Long anticipated, the 100 Princes will finally open this spring and will bring high design to one of Edinburgh’s most beloved streets. Expect interiors by Alexander McQueen, custom tartans from the cashmere queen herself, Scotland-based Araminta Campbell, and hand-painted artwork depicting Scottish explorers. Even better, rooms boast views of Edinburgh castle. We can hear the bagpipes already. 

The Peninsula Istanbul (Turkey, Spring 2023)

Istanbul gets even hotter this year with the opening of Peninsula’s first brand in the country. Located along the Bosphorus river, the hotel is stretched across four waterfront buildings, and boasts amenities like private gardens, a rooftop restaurant, and a signature suite with its own gym, rooftop pool, and private hammam. 

Rosewood Schloss Fuschl (Austria, Late 2023)

With roots dating to the 15th century, the Hotel Schloss Fuschl gets a makeover with new management from Rosewood, marking the brand’s second property in the country after opening in Vienna last year. The property promises 98 rooms (including 6 freestanding chalets) as well as the brand’s new wellness concept, Asaya, as well as an epic location on the banks of Lake Fuschl.

Located along the Kardinal-Faulhaber-Strasse, Rosewood is also expanding into Germany with a two-building hotel occupying both the former State Bank of Bavaria and the Palais Neuhaus-Preysing, a former grand Baroque mansion of the Countess of Preysing. Expect 132 rooms and walking distance of the central Marienplatz square.

Son Bunyola Hotel (Mallorca, Summer 2023) 

Virgin Limited Edition (Sir Richard Branson’s brand) is popping up in buzzy Mallorca this summer on a massive estate in the Serra de Tramontana. The boutique hotel (just 28 rooms) is located in a restored 15th-century building but promises lots of amenities, including two restaurants, and a swimming pool with Foradada views.  

La Fantaisie (Paris, Spring 2023)

True to its name, La Fantaisie, opening in Paris’ 9th arrondissement this spring, promises dream-like interiors with nature-inspired decor, the vision of Martin Brudnizki, who also did the interiors at Eden Roc St. Barths and Four Seasons Astir Palace in Greece. Expect a full garden and rooftop terrace, a culinary overseen by Michelin three-star chef Dominique Crenn,  as well as a lovely location along the Rue Cadet. 

Six Senses (Rome, Spring 2023)

The second Six Senses on our 2023 watch list promises to be a hot hotel for summer. Boasting restored elements from a 15th-century Roman compound, the interiors will feature local travertine limestone, traditional plasterwork, and oversized terraces. Expect this hotel to be buzzy for the Ryder Cup, coming to the Rome area this fall.

Hotel La Palma (Capri, Spring 2023)

Oetker is making waves on Capri this spring. Delayed from its planned opening last summer, La Palma promises to be an exclusive option for guests looking to stay near the famed Piazetta this summer. Expect a full renovation of what was the island’s original hotel, and a see-and-be-seen ambiance for the 50 room property. 


One&Only Aesthesis - (Athens, Early 2023)

One&Only Aesthesis, Athens

Just outside Athens, One & Only Aesthesis will open this spring on the Glyfada coast. The resort will boast Greek mythology-inspired design, a separate adults only area, private pool villas, and a signature fragrance, a blend of amber, leather and birch from the Montroi brand.

Aman Niseko, Japan

Middle East/ Asia

Aman Niseko (Hokkaido, Japan, TBD 2023)

The Ryokan-inspired Aman Niseko, located on the slopes of Mount Moiwa, will prove true to the Aman mold with just 30 rooms and 31 residences. Expect private Furo bathtubs in each room, an Aman spa, and both Japanese and Italian dining concepts. We hope this property will make a 2023 debut, as its other properties have been pushed out, with Amanvari (Cabo) now coming in 2024, Miami in 2025, and Beverly Hills in 2026. 


Kempinski Floating Palace (Dubai, Late 2023)

An interesting concept for Dubai, an area known for its over-the-top hotels, the “floating palace” is a permanent floating building with 12 floating luxury villas that are open and able to “sail to other locations” in the future. Anchored on Jumeirah Beach Road, guests will arrive on their own boat or be brought to the property via speedboat. Expect a connected floating helipad, parking for 16 yachts, and a glass pyramid that forms the center of the four-building structure.

The 12-suite Homestead promises a new level of luxury in the Nambiti reserve. Set on more than 23,000 acres, the eco-luxe resort offers private game drives in all-electric vehicles, cooking classes, and more.
